If there are many apartments advertised in a destination, the value of bookings changes: there will be increasingly more owners interested in increasing their number of bookings, and this often leads to price declines and / or specific offers, especially in periods of low occupancy.

The economic situation in recent years does not help either: more and more customers are choosing a property or even a destination for their attractive prices. To be more competitive, you must review how the apartment is ranked in the market and look into how you could improve your visibility.

On many sites, it is possible to sort the results by price: is the fastest way to see how an apartment is ranked. While deciding your pricing, you must consider the following factors: – Number of rooms – Capacity of apartment – Location – Proximity to public transport – Services offered – Availability.

Deciding which prices to set in a given period of time is the result of the comparison of the above with other apartments in the same destination. Apply discounts or raise the price of your apartment. 

For periods of low occupancy or to fill gaps in a short period of time, you can use discounts and, above all, Last-minute deals. But it is important to note that prices do not necessarily have to be lowered at all times: an owner has to know what the peak seasons are and if there are special events in their destination.

You can also create many seasons: This will help you when you need to adjust prices for specific dates.

Although it seems that vacations are meant to disconnect people from their current surroundings , the reality is that few people have this opportunity 100% of the time. Rather than simply wanting the  internet, many travelers, today, often NEED the internet during their vacations.

But what is “many travelers?”

The result demonstrates the importance of having internet in your apartment. All the clicks that we receive through filtering, 25% is responsible for internet. Therefore, if you do not have internet, it is very possible that your apartment is automatically disregarded.

Due to seasonality, terraces and air conditioning have also been highly sought after. This data has been taken from all the searches done in the months of March and April 2014, when travellers are searching for apartments for summer vacation.

The terrace, views, location, decorations… these are many strong points of your apartment, however the kitchen remains, without a doubt, an important place. A well equipped kitchen will allow guests to save on costly dinners at restaurants and take full advantage of the apartment. We have interviewed Mario Bussi, who has dedicated his life to restoration. Today Mario is the proud owner of a loft in the birthplace of the Renaissance: Florence, Tuscany. 

TELL US SOMETHING ABOUT YOU… HOW DID YOU BEGIN YOUR EXPERIENCE AS A HOST?

I was first approached by some friends of mine that had been working as host. They were the ones that were able to convince me. They thought that an apartment so particular as mine would have great success. And so it was… I am very happy with the result and above all the success I have had with people from around the world.  

WE HAVE SEEN THAT YOUR APARTMENT HAS A VERY INTERESTING KITCHEN THAT SEEMS TO HIDE A PARTICULAR HISTORY. DO YOU WANT TO SHARE WITH US?

Of course, I would be happy to… it all began when I was a young man fascinated with the world of restoration. Little by little I began managing various restaurants in Italy, until I arrived in Florence. I fell in love with the city, stayed here and opened a restaurant in the city center. My life has always been in the kitchen; the restaurant was my home during the decades, a second home. And so when that chapter of my life closed, I decided to take a piece of my history and connect it with my home life. I wanted to take the kitchen and bring the essence of my history home. This is why the kitchen is how it is today.    

THERE IS NO ONE BETTER TO TELL YOU WHICH ALLOCATIONS YOU SHOULD NOT MISS IN A WELL EQUIPPED KITCHEN…

You must not miss the basic kitchen appliances: pots, pans, beautiful plates, an oven or a microwave… Remember, each plate needs the appropriate utensils! Additionally, you can not forget the moment that comes before or after the dinner… without a doubt you can not miss a glass of good savory wine. Lastly, when people are on vacation, a dishwasher is a necessity! 

ARE YOUR GUESTS UTILIZING YOUR FULL APARTMENT? 

Many of my guests organize dinner with their friends during vacation; to sit and eat together is the best way to share experiences! Many of them tell me that they love the atmosphere they feel here… without a doubt, a family environment is more comfortable and cozy. 

DO YOU KNOW HOW A GOOD EQUIPPED KITCHEN CAN AFFECT RESERVATIONS?

I think, in today´s society, the passion for good food is very strong. Considering that dinner out is expensive, a well equipped space is very comfortable and economical for travelers. The clients prefer to rest a little, sit and eat in their apartment; getting out the best of their reservation! 

WHAT IS THE SECRET TO OBTAINING A SPACE EQUIPPED WITHOUT CHAOS OR DISORDER?

In many years of restoration, I have learned that there is often no time to search. For this reason, it is essential that everything is close to hand, ready to be utilized. Order is fundamental, any chef can attest to this… I think my kitchen reflects what I have lived and breathed throughout the decades: it is a comfortable space, where each object is located in its proper place.

Best way to welcome your guest

We’ve seen very positive reactions from clients if they are welcomed… with a welcome pack. It is a very good start and they will probably feel more inclined to leave a comment saying how nice you were to them. And don’t forget: comments are the best way to attract new clients!

Here’s a little interview we did to one of our owners, Joana and Francisco, who told us about what they do to keep their clients happy. You could do it too, don’t you think? First, tell us a little bit about you… We are Joana and Francisco, two siblings born and currently living in Porto, Portugal. Oportodowntown is the company we started based on the passion we share for travelling and for our home city. Having travelled around the globe and even lived outside of Portugal for some time, in São Paulo (Brazil) and London (UK) respectively, we believe Porto is one of the fantastic European cities that are worth getting to know! 

And how did you come up with this project?

The apartments’ location, smack in the heart of the Historic Centre that was classified World Heritage by UNESCO in 1996, was also definitely a driving force behind our decision to move forward with this project. It’s great to meet so many different, exciting people from such diverse backgrounds. We try to provide our guests the best experience possible, hoping to take an active part in the success of their stay! 

We’ve seen that you greet your guests with a welcome pack… what do you get them? 

We like to greet all our guests with a welcome basket upon arrival at the apartment, although we rarely stick to a fixed “recipe”. A complementary glass of Port wine is always present and seems fitting since the apartment is located in the ‘Ribeira’ area, just across the river from the famous Port wine cellars. We usually also include a bottle of water and some candies or chocolates for the sweet tooth, whilst the remaining products reflect our culture and customs; a choice between traditional canned fish such as lightly smoked sardines in olive oil, mackerel fillets in tomato sauce or codfish in olive oil with garlic, amongst many others. We usually choose the “Minerva” brand because their products are outstanding, having achieved national and international success. Although we haven’t been in business very long the return from our guests has been fantastic. 

And do they like it? 

They love it. The vast majority of the feedback has been given in person and it has always been very positive, but here is one comment that mentions our welcome: “The apartment is excellent! We also really love the Porto wine you left for us. We would like to buy a bottle of it, what is it called?”
